High Associates Helps Long-Term Tenant Grow Within Highlands Corporate Center

 

A collaborative effort led by Associate Broker Michael Bowser transformed multiple vacancies into a customized 44,000-square-foot industrial solution, enabling Wire and Cable Specialties, Inc. to relocate within Highlands Corporate Center and accommodate its evolving operational needs. 

In addition to its headquarters location, Wire and Cable Specialties leased approximately 18,000 square feet of industrial space within Highlands Corporate Center. As the company's operational needs evolved, it required a larger industrial footprint, creating an opportunity to relocate within the campus. 

Working collaboratively across its brokerage, design, construction, and asset management teams, High Associates developed a solution that combined multiple available vacancies into a 44,000-square-foot facility at 735 Fox Chase in Coatesville. The relocation increased Wire and Cable Specialties' occupied industrial space from approximately 18,000 square feet to 44,000 square feet while allowing the company to remain within Highlands Corporate Center near its headquarters.

Turning Opportunity into Growth 

Wire and Cable Specialties' operational needs had expanded beyond its existing 18,000-square-foot space, creating a need for a larger industrial facility. When space became available, High identified an opportunity to combine multiple vacancies into a larger footprint capable of supporting those requirements. Rather than marketing the available spaces separately, the team assembled a single, customized solution. 

The approach resulted in Wire and Cable Specialties leasing the full 44,000-square-foot facility. The relocation provided the larger industrial footprint the company required while keeping its operations within Highlands Corporate Center near its headquarters. 

A Collaborative, Full-Service Approach 

The process began when Wire and Cable Specialties' broker submitted a request for proposal outlining the company's operational needs. High's integrated service model enabled the team to respond quickly and strategically. 

Bowser worked closely with High's Interior Designer and Construction Services Project Manager to develop a conceptual floor plan tailored to Wire and Cable Specialties' operations. The construction team then evaluated improvement options and associated costs, allowing High to deliver a comprehensive proposal backed by real-world implementation expertise. 

This coordinated approach provided Wire and Cable Specialties with a clear understanding of available options, project costs, and implementation considerations, allowing the company to thoroughly evaluate the opportunity.

Wire and Cable Specialties' relationship with High extended well beyond this transaction. Having leased with High for more than a decade, the company was already familiar with the organization's responsive service, professional property management, and long-term commitment to tenant success.
