Powell W. Arms is Managing Director of High Real Estate Group’s retail division. In this capacity, Powell is responsible for guiding the company’s retail development and asset management efforts, focused on the Mid-Atlantic region. This includes leading teams in site selection, development activity, leasing, financing, and operations. Backed by the strong team of professionals at High Real Estate Group, Powell is supported by in-house expertise in the areas of development, brokerage, leasing, design, construction, appraisals, and property management.
Throughout his career, Powell has lead real estate projects and portfolios through growth and transformation, via capital and operating projects, by engaging the optimal team of internal and external experts. Those enterprises all involved the successful balance and execution of various needs: interaction with constituents, including co-workers, consultants and customers; establishment of and management to capital and operating budgets; marketing of project benefits to municipalities and neighborhood opposition; development and execution of marketing plans; and negotiation of complex contracts for debt and equity financing, construction, tenant leases and governmental approvals and assistance.
Powell began his real estate career at the Pennsylvania Real Estate Investment Trust (PREIT), ultimately as Vice President of Development, where he completed power centers, mall expansions and renovations, office tower redevelopment and parking structure development.
As Vice President, Investments at Regency Centers (NYSE:REG), Powell oversaw the regional real estate development and acquisition activity throughout Pennsylvania, New Jersey, Delaware and north into New England. Powell began his tenure with Regency in 2002 when he was asked to establish a presence in the northeast US by opening a regional office in Philadelphia. Powell grew the team from startup to 18 real estate professionals, completed development of $150 Million in projects, acquired 25 centers for over $250 Million, and managed a pipeline of development opportunities of $350 Million.
Powell went on to perform similar roles at Eureka Ventures and The Goldenberg Group, driving value through reimagining retail and executing transformations. Powell joined High Associates in 2020.
Powell is an active member of the International Council of Shopping Centers (ICSC). He volunteers time as a board member on the Golf Association of Philadelphia J Wood Platt Caddie Scholarship Fund.
Powell holds a B.S. in Engineering from the Massachusetts Institute of Technology and an M.B.A. from the University of Texas at Austin McCombs School of Business.
